Sooo, I am really hoping not to jinx us, but I know some of you have probably been wondering what the heck has been going on with the condo. Not sure if I mentioned previously (and I am too lazy to look) but we basically had decided to give our agent until May 7th and then we planned to pull the unit off the market and rent it for a year. This would give us the opportunity to sell it again towards the end of spring next year when the market would hopefully be picking up from the winter. We picked the date based on the 6-month mark but then taking into account that we didn't really want to deal with it while we were on vacation last week. Then we went to Jamaica, and an offer came in. It was a decent offer and we only had to counter once to come to an agreement, however, before we ratified another offer came in. This one was apparently lower but when the original buyer heard about it she sweetened the deal to lock us in. She decided to no longer ask for closing cost money, she no longer requested we pay off the special assessment for the year and she waived her inspection contingency to buy it as-is. Oh, and she upped the price a little. Score! I don't mean this in a bad way but she is apparently relocating from overseas and seems a little desperate. This gave me some hope. Tentative hope.
The only big hurdle left was the condo document review period. Virginia law gives a prospective buyer 3 days to review condo documents and decide if they want to cancel the contract with no penalty. That expired last night at midnight with no objections. The only thing we are trying to work out now is the actual closing date. The buyer's "power of attorney" person, who is going to go to closing for her since she is out of the country, now has a conflict and they are trying to line up someone else. We told our agent given our circumstance we don't mind pushing the closing back a week but we definitely want to be closed before the end of May. So far it is really starting to look like that is going to actually happen. I'm still tentative in my hopes for this but I do really think this is going to happen this time.
